Foundation Shims And Foundation Repair

Fact is, foundation shims are often installed or adjusted in the Dallas, Fort Worth during the foundation repair process. Many contractors use these for re-shimming concrete slab foundations and pier and beam houses, too  Steel foundation shims are thin pieces of fabricated steel that are approximately ¼” thick. They’re utilized when repairing foundations on houses that rest on top of pressed concrete foundation piers. Re-shims are often needed on foundations. These pieces of metal are available in several sizes, but are roughly 4” X 4”.

Why Foundation Repair Is Done Using Foundation Shims:

The reason they’re used in the Dallas, Fort Worth area is because they make concrete slab foundations and pier and beam houses even. Due to the amount of movement that often occurs in house foundations, they can become uneven over time. This results in one side becoming lower than the other. When re-shimming a foundation as part of performing slab foundation repair (or servicing a pier and beam structure), these small pieces of steel are stacked one on top of each other. They’re added until they reach the desired height. Shimming is commonly done as part of pier and beam foundation repair, too.

Foundation shims are placed on top of what are commonly referred to as “shim blocks.” Steel shims are in direct contact with the house foundation. Beneath the shims is a concrete cap. Resting beneath that are concrete foundation piers that are positioned in the earth. When adjusting a foundation, the structure may require additional spacers or need a reduction in the number of shims that have been installed. Foundation repair contractorscan determine exactly what needs to be done in order to make a foundation even.

Fixing a foundation may necessitate installing an additional 2-4 shims in certain areas. Or, it might require less. Of course, the installation of foundation shims does involve time and effort. After carefully evaluating your slab or pier and beam foundation to determine if it needs repair, a contractor can tell you exactly how much shimming a foundation will cost. Remember: It’s quite possible that what you actually need is additional foundation piers. When a structure has considerable foundation damage, it requires more than a few shims to make it level again. If so, additional concrete piers can be positioned beneath those areas of your foundation that need to be lifted. When a foundation has experienced major settling, that is almost always the case. The only way to know what needs to be done is to have your foundation carefully inspected by a professional.
