Why Foundation Piers Are Used For Repairs

January 7, 2022

There are several reasons why foundation piers are used for repairs on all types of foundations. Most professionals in North Texas, including Tarrant County, area utilize piers as a means of stabilizing foundations because they’re strong. This includes concrete piers or pressed steel pilings. These two types of foundation piers are commonly considered to be the best for foundation repair because they’re capable of carrying the load bearing weight of a heavy structure. While both methods of fixing foundations are excellent, repairs are generally made on foundations utilizing pilings that are manufactured from concrete.

Reasons Concrete Piers Or Steel Piers Are Best For Repairing Foundations:

The main rationale for using these types of piers for fixing foundations in North Texas areas like Tarrant County is because they both make houses and other structures stable and are long lasting. The reason steel piers are sometimes considered to be the best choice when making foundation repairs on a structures that rests in very deep soils is because they can be installed further into the ground. Concrete foundation piers are an excellent for use in shallower soils. While this may be important in certain areas of DFW, where soils can be 20-90’ deep, they are generally not the the most excellent solution for property owners in the metroplex. Another reason why concrete piers are often thought to be best for repairing foundations is because they are far less costly than steel piers and are highly effective in the majority of areas, where the dirt is only 8-12’ deep. If you’re planning on having foundation repair, you’ll want to learn more about steel piers vs. concrete piers. Before selecting one type of pier to use around your foundation, it’s important to take several things into consideration, including the depth of the soils in your particular neighborhood and your budget. Irving area residents, including those in Las Colinas, often encounter trouble due to deep soils and sometimes do benefit from using steel pilings. These foundation piers can be pushed down until they reach bedrock, and ensure strong support. It’s imperative that they are installed correctly during the repair process, or they could shift under the weight of the soil.

When piers made of concrete are utilized, they are stacked one on top of the other and placed directly beneath your slab or pier and beam foundation. Over time they will experience some movement, but can be adjusted using shims or other techniques. For the average area property owner, these types of foundation piers are an outstanding solution.
