How Long Does It Take To Repair A Foundation

September 19, 2019

A lot of factors determine how long it takes to repair a foundation. Because many homeowners want to be present when their foundation’s being fixed, the length of time involved in the process is a real concern. It generally takes 1-3 days to repair a foundation. Of course, the timetable can vary for number of reasons.

Factors That Affect How Long Foundation Repair Takes?

  • The extent of the foundation damage on your slab or pier and beam foundation determines how long it will take to make repairs. .A house that’s been allowed to deteriorate over the years will take longer to fix than one that’s been properly maintained. If a foundation is out of level by 1″, that’s one thing. But if it’s 4″, 5″, 6″ out of level,  it will require a lot more work to restore it. Also, pier and beam foundations are prone to having rotten wood that often needs to be replaced. With slab foundation repair, wood rot and moisture are not concerns.
  • The size of the foundation being repaired. It won’t take nearly as long to fix an 800 sq. ft. house as it will to restore a 3,500 sq. ft. foundation.
  • The number of foundation piers that must be installed. It’s possible to require as few as 1-2 piers or well over 30. The amount of piers that will be needed to fix a foundation affects the amount of time involved in the process. The number of piers you may need is best determined by a foundation repair contractor or a structural engineer,
  • The type of piers being installed. Pressed concrete pilings (for example) don’t take as long to install as drilled piers, which require pouring concrete and then allowing them to dry.
  • Whether you’re installing interior piers or exterior pilings. Installing interior foundation piers requires breaking the floor to insert the pier and then patching the hole. For that reason it takes longer to restore a foundation when installing interior foundation piers.

Does It Take Longer To Repair A Slab Foundation Or A Pier And Beam Foundation?

It takes approximately the same amount of time to repair a slab foundation as it does to fix a pier and beam structure. Of course, if one is far more damaged than the other, that can make a difference. It’s entirely possible that they can take the same amount of time to repair, depending upon exactly what’s wrong with them. Nonetheless, concrete slab foundations are generally regarded as easier and faster to fix.
